Am I going to get ripped off?

Shouldn’t I just sell this land on my own?

Many landowners have attempted to try this but have been unsuccessful. Advertising the property, acquiring leads, interacting with buyers, understanding the closing process, and taking care of all the legal steps is usually not something the average landowner is prepared to do.

Shouldn’t I just list the property with a real estate agent?

You absolutely can. How do I know I’m going to get paid?

To begin with, no business that honestly wants to stay in business has any desire to cheat people. If we are doing a direct closing with you, we will verify that all closing documents can be legally recorded with the county and then send you payment in full. What if I owe back taxes?

No problem! We’ll look at that and seek to understand how much is owed and what we can do to relieve you of having to pay them. What if my property title is not clear? What if there are other liens or encumbrances?

No problem! We work with great title companies to ensure that any previous title problems can be corrected and sorted out. If the title company raises issues that are too difficult (required probate, uninsurable title, etc.), we may be forced to exit the transaction until the issues have been resolved.
